  • Some parts of the United States only allow stick built homes on site. Mobile homes before 1980 I believe had aluminum wiring which was outlawed because it was a fire hazard. My aunt lived in a 1973 model single wide for almost 25 years. Thank God nothing major happened to it other than roof needing repaired for a leak. I think they are made a lot better now but still seem to drop in value much like buying a car. Unless you are a mobile home dealer or mover it would be hard to buy a new one at rock bottom prices to which they would hold their value. Carry on.

  • in my area, they are mostly for seniors....they are cheaper than standard houses/condos and the seniors are looking to make a profit to upgrade later on...so they aren't concerned about the value.

    for younger people, there is more privacy and rights than renting an apartment. you can buy a decent mobile home for 40K, pay 700/month on lot rent and pay utilities. an apartment would be minimum 1250/month in my area (with heat included)

    the mobile home owners comes out ahead....after about 10 years, the mobile home owner has saved about $40K (had they paid cash for the home)....compared to rent cost.....and if need be could see the mobile home for 20-30K
